The Caparosa Family has lived in the Slippery Rock & Butler Area for generations. We have a long term investment in our rental properties and in our tenants-welfare. We also own a family fun and entertainment center in Butler, called Family Bowlaway. Family Bowlaway offers its' customers bowling, laser tag, arcade, meeting rooms, and the 11th Frame Bar and Grille.

We Are Constantly Updating And Renovating Our Properties

Since we are a family owned and operated business, we care about our properties and care about you. We provide our tenants with our work and cell phone numbers in case of emergencies or to call for questions and to report problems. We take our jobs seriously and respond promptly. Each year, we renovate, upgrade, repair and maintain our properties to keep them safe and reliable. We don't want to be called out in the middle of the night to fix things that break, so we are motivated to keep things shipshape and up-to-date.

FAQs and Policies:


How long is the lease? It's a 12 month lease, but in contrast to other places, we have tailored ours to the end of the school year. When you graduate in May, your lease will end shortly afterwards.
How easy is it to contact you after I move in? Every tenant has the owner's work and cell phone numbers.
Is furniture included? No, we have looked at this issue many times and on each occurrence, our tenants have voiced their opinion that they would rather save on rent by bringing their own furniture. 
What size apartments do you have? We have one, two, three and four bedroom apartments. 
Are washer and dryers included? Washers and dryers are provided in most apartments and all townhouses - not coin operated!
Do you charge for parking? No, there is no fee to park, but your apartment must be current to receive a parking pass.
How close are the apartments to the campus? SRU's campus is quite large but our three story townhouses are three blocks away from the side nearest the classrooms. The other apartments we offer are five blocks away.
Will I have to pay a security deposit? Yes, the security deposit is due within 14 days of signing the lease. It is the equivalent of one month of rent. However, we are the only location in town that will pay you interest while we hold your funds.
How secure are the apartments? We use an updated lock system to provide our tenants with as much security as possible. Each tenant receives one key fob that is assigned to him or her. If a key fob is lost or stolen, we can remove its entry rights to that apartment. Thus, it is useless to any potential intruder.
Do you allow pets? No, we do not allow pets at our Slippery Rock locations. Our larger locations offer pet accommodations for an annual fee of $635.
Are utilities included? No, they are the tenant's responsibility. We believe that our tenants can best save money by controlling their own utilities. Cable can be turned on or off during periods that the apartment is uninhabited. Additionally, water and electricity is charge based on usage. Another complex will charge a standard rate. Meaning that you are paying for what you aren't using.
When can I report a maintenance problem? As soon as you notice it! Give us a call or text any day of the week- regardless of the time. 
Roommates Wanted: We assist our renters in finding roommates. Many of our renters are actively seeking roommates to lower their monthly costs. When a townhouse is rented out to three people, but has room for a fourth, each individual will pay less per month if a new person is added to the lease.
